As a Property Manager our duty is to protect your property and make sure that the property is running at it's best capacity.  We are trained to provide you with educational and financial statistics for you to direct us in the right direction designed for your needs.

We work for the property owner while balancing the relationship with the tenant during the tenancy period.

What sort of Services do we offer?

Full Management

Cost: 10% plus GST of the rents collected every month AND Half a months rent plus GST to place the tenant .

Includes: Tenant screening (phone call screening done before a property is shown), application form filled out, credit check, employment check, current /previous residential check , tenancy documents draw up, move in/out reports, routine inspections, emergency calls, routine management calls, pay bills and collect rents. Serve notices and evictions if required.

Placements
 

Cost:  Half a months rent plus GST to place the tenant

Includes: Tenant screening (phone call screening done before a property is shown), application form filled out, credit check  employment check, current/previous residential check, tenancy documents drawn up, move in report.

Once the tenant has been moved in we hand over everything for the property owner to manage

Consultations
 

Cost: $150.00 plus GST credited back towards your choice of Placement or Full Management should you choose to go ahead with our services.

​

Includes: 1.5 hours of our time to meet with you and view the property.  Travel time.  Property visit.  File preparation (notes, pictures).  A clear explanation of options we can offer that would best be suitable for your property

Shopping with your Realtor of choice

Cost: $150.00 per hour plus GST credited back towards your choice of Placement or Full Management should you choose to go ahead with our services.

Includes: 1.5 hours of our time.  Travel time.  Property visits with your Realtor of choice.   On the spot financial advice as to what the potential property can provide as an investment revenue and what sort of expenses to expect.

A La Carte

Routine Inspections: $150.00 plus GST per inspection. 

Includes: Travel time.  Inspection set up/notice.   Inspection report.

Move in/out Inspections: $150.00 plus GST per inspection.

Includes: Travel time.  Inspection set up/notice.   Inspection report.

 

Document Drafting: $300.00 plus GST .

Includes: Documents.  Meeting the tenant for signatures and go through the documents with them.   Submitting Form K's and Move in/out fees. Supplying the tenant with Rules and Bylaws.
